Overview
We are seeking a highly organized and motivated Maintenance Manager to join our dynamic team. The ideal candidate will have a minimum of 3 years of experience in the property management industry and will excel in managing maintenance tasks for commercial and residential properties. This role involves overseeing maintenance operations managing vendor relationships and ensuring tenant satisfaction through effective communication and problemsolving.
Key Responsibilities
- Assign work orders to contractors and maintenance technicians as they are submitted by tenants and update the status of these work orders.
- Project manage maintenance issues at commercial properties including:
- Sourcing and hiring a certified pool operator.
- Securing quotes and hiring a security company for apartment building upgrades.
- Finding quoting and hiring new laundry machine operators for apartment complexes.
- Collaborate with property managers to identify and vet new vendors such as HVAC companies and electricians for various maintenance needs.
- Manage procurement of materials and maintenance services ensuring all receipts are filed appropriately.
- Work with the bookkeeping team to reconcile maintenance credit card statements.
- Approve vendor invoices for accounts payable.
- Address tenant complaints and manage work order requests with professionalism and efficiency.
