Job Description

LOOKING FOR FILIPINOS WHO ARE PHILIPPINESBASED CANDIDATES

Position: STR Manager
Work hours: 79 AM and 511 PM US Eastern Time Zone WednesdaySunday
Pay Range:USD/monthly

Duties and Responsibilities
  • Create and manage property listings
    • Create and manage property listings on Airbnb Vrbo Guesty and own website
  • Guest communication
    • Respond to guest inquiries promptly through various platforms (Airbnb VRBO direct bookings)
    • Set up automated messages to improve guest experience
    • Handle prearrival and postdeparture communication including checkin/checkout instructions house rules and followup messages
    • Address guest issues and concerns in a timely and professional manner
    • Follow up with guests to obtain positive reviews after the stay
  • Manage bookings
    • Manage reservations across multiple platforms to avoid double bookings and optimize occupancy rates
    • Coordinate with cleaning and maintenance teams to ensure properties are ready for guest arrival
    • Update availability calendars and nightly pricing based on market trends
  • Coordinate with vendors and manage inventory
    • Conduct regular virtual inspections to ensure properties are wellmaintained and meet guest expectations
    • Coordinate with local vendors (cleaning maintenance repair) for any required services
    • Manage inventory of supplies and amenities ordering as needed
  • Manage website and social media accounts
    • Create and update property listings with compelling descriptions and highquality photos
    • Implement strategies to enhance listing visibility and attract more bookings.
    • Monitor guest reviews and feedback responding when necessary to maintain a positive online reputation.
  • Coordinate maintenance and repair
    • Respond promptly to any maintenance or repair issues raised by guests
    • Coordinate with vendors (handyman plumber HVAC technician electrician) to resolve issues promptly
    • Coordinate with guests to schedule vendor visits with goal of minimizing disruption to their stay
  • Keep track of income and expenses
    • Categorize expenses and upload receipts into Quickbooks
    • Generate reports on occupancy rates revenue and other key metrics.
  • Ensure properties are in compliance with all local regulations
    • Ensure all properties are in compliance with local regulations and rental laws
    • Maintain and keep current all required licenses and permits
    • Keep up to date with changes in shortterm rental policies that may affect operations
  • Pay utility and vendor bills on time
    • Water bills
    • Electric bills
    • Gas bills
    • Lawncare and landscaping bills
    • Snow removal bills
    • Maintenance and repair bills
    • Cleaning and other bills
  • Pay tax and insurance bills

Requirements
  • At least 1 year of experience as a STR manager hospitality manager hotel or travel concierge travel coordinator operations manager chief of staff or similar role
  • Strong effective clear and professional English communication ss (nearnative proficiency) both written and verbal
  • Excellent attention to detail – we need someone who takes note of every message request email or instruction and makes sure that nothing falls through the s
  • Extremely organized and meticulous in terms of doentation and recordkeeping
  • Ability to multitask and manage multiple requests and workstreams in parallel without dropping the ball
  • Excellent logistical and planning ss this includes planning travel transport tours dinners as well as researching things to do places to stay while traveling. You are not expected to know our preferences in the beginning but you should be able to pick them up quickly
  • Fast learner and good selflearner able to utilize all available resources to acquire the ss and knowledge necessary to excel in the role
  • Strong work ethic and hardworking willing to spend more time (outside of work hours if needed) in the first few months to learn the necessary ss and knowledge to excel in the role
  • Resourceful and resultsoriented problem solver the ability and attitude to figure out a way to get things done or achieve the desired results
  • Ability to work independently with limited or minimal guidance and be selfmotivated without direct oversight
  • Must be familiar with Google Suite (Calendar Drive Docs Sheets) ClickUp or similar project management software
  • Works well in a team environment
  • Works well under pressure
  • Motivated eager to learn selfstarter takes initiatives cando attitude

Nicetohave

  • 2 years of experience as aSTR manager hospitality manager hotel or travel concierge travel coordinator operations manager chief of staff or similar role
  • Familiar with Airbnb VRBO Guesty Hospitable and other similar short term rental platforms
  • Experience in a travel agency or as a travel planner
  • Experience managing social media accounts or campaigns
  • Experience working in an international corporation
  • Experience in a customer service or customerfacing role
  • Outbound phone ss this isn’t a sales role but this experience helps
  • Experience in or familiarity with finance and accounting
