Job Description

Position: Commercial Maintenance Coordinator (Fulltime)

Salary:USD/month (depending on ss and years of relevant experience)

Working Hours: Monday Friday 8:30 am to 5:00 pm PST with a 30minute meal break. (11:30pm to 8am Philippine Standard Time)
Holidays: PH holidays


About the Company:
A privately held real estate investment company engaged in the acquisition development leasing and management of multifamily retail and commercial real estate.

All aspects of the company’s business are handled internally including acquisitions sales financings legal matters new partnership formations property management leasing rehabilitation and development which enable the company to act decisively. The Company’s investments are characterized by direct principal involvement and a meaningful contribution of its principals’ capital. The Company’s current portfolio consists of retail office medical office and multifamily properties in California and New Mexico.

The Commercial Maintenance Coordinator will be responsible for managing administrative tasks and coordinating maintenance orders with tenants. The role will consist of 50% maintenance coordination and 50% administrative istance.

Responsibilities:

  • Coordinate and prioritize all maintenance requests
  • ign work orders to maintenance staff and/or vendors
  • Ensure all work gets completed in a timely manner and no work orders are missed
  • Create a weekly work schedule for maintenance employees
  • Contact contractors and vendors to perform work or get bids
  • Notify management of all maintenance concerns
  • ist with monitoring security cameras and set up and use magic viewer
  • ist with reviewing security reports from security team that we receive daily
  • Parking handle all complaints update excel send out emails to tenants that are parked in wrong spaces call tow company
  • Collect and facilitate the filling out of all agreements needed for parking spaces ordering new keys building access and update in open path
  • Welcome emails to new tenants once a new lease is signed follow through to make sure all items are received
  • ist with COI collecting and saving on server updating Excel and Yardi
  • Call utility companies to start and stop service

Requirements:

  • At least 2 years of experience in commercial or residential property management doing maintenance coordination
  • Strong verbal and written communication ss
  • Ability to organize prioritize and track work orders

Software musthaves:
  • Yardi Voyager (minimum of one year of experience)
  • AppWorks (preferred)
  • Proficient in Microsoft Word Outlook and Excel (minimum of one year of experience)
