The Director of Land Acquisition plays a critical role in the strategic sourcing and acquisition of land and lots. This role involves leveraging industry experience and contacts within the real estate industry to identify negotiate and secure land deals. The Director will collaborate with senior management to align acquisitions with the companys growth objectives and financial goals. The ideal candidate will have a foundation of experience in land acquisition a strong network within the real estate industry and a proven track record of successful project execution.
Key Responsibilities:
Strategic Land Acquisition and Site Evaluation:
- Source and evaluate potential land acquisition opportunities
- Conduct thorough market analysis to underwrite prospective projects
- Evaluate sites based on site selection criteria and complete financial analysis to determine viability and profitability
- Analyze markets and current land positions to identify gaps and concentrations for future land acquisitions.
Negotiation and Due Diligence:
- Initiate projects by identifying parcels negotiating with sellers performing due diligence and preparing LOI
- Negotiate and prepare contracts and amendments with outside counsel
- Facilitate projects through the entitlements process including concept plan preliminary plat and final plat
- Manage required rezoning requests zoning variances master planning landscape planning and other municipal approvals
- Collaborate with crossfunctional teams including land development finance sales and marketing to create formal land packages for presentation to the Investment Committee
- Establish and administer meetings as necessary with the project team consultants and municipalities throughout the entitlement process
Qualifications:
- Bachelors degree in real estate Business Administration Finance or a related field
- Minimum of 5 years of experience in residential land acquisition
- Strong network of contacts within the Texas real estate market
- Proven track record of successful land acquisitions and project management
