Key Responsibilities:
Real Estate Strategies & Plans
- Determine the market potential of the brand through market studies develop and implement expansion strategies and plans to drive business growth
- Build a deep understanding of market customer and channel trends issues/opportunities and competitor activity
- Provide regular updates to senior management of changes in the retail environment and to prescribe countermeasures and propose improvement plans
- Evaluate and explore alternative store formats/channels economic and property models to drive long term growth
Site Acquisition & lease renewals
- Work with the crossfunction team to achieve the target number of store openings as per timeline.
- Identify the best locations for new store openings including market analysis feasibility study site visits and site presentation
- Build relationships with landlords and agents to ensure preferential access to new site opportunities
- Negotiate with landlords for new sites and lease renewals analyze and advise legal risks in tenancy and prescribe countermeasures accordingly.
- Evaluate site complexity and requirements to inform project cost estimate using external consultants as required to provide technical perspective
- Work with BI team to develop sales forecasts and combine with cost estimates to create business case for all projects (new sites relocations major refurb)
Design & Construction
- Brief external Designers with necessary operational customer and brand requirements engaging with internal functions to get necessary information
- Review and feedback on design drawings to ensure projects meet design intent/direction whilst balancing operational and budget requirements. Engage with internal stakeholders team for signoff
- Evaluate tenders negotiate with contractors and manage value engineering process to maximize contract value
- Manage contractors to deliver fit out on budget on time and to spec.
- Engage with Operations during design and construction to ensure the project is fit for purpose and operations are bought into the design and in the loop on timings
- Identify opportunities for continuous improvement of project quality cost efficiency and lead time. Implementing best practices in project briefing tendering and negotiation where appropriate
- Maintain good working relationships with existing contractors and identify and develop relationships with new contractors.
Estate Management
- Optimize the current portfolio through relocations extensions renegotiations and consolidations.
- Develop and implement a framework for evaluating where to deploy capital in the existing estate linked to commercial operational and brand criteria
Requirements
- Candidate must possess at least a Degree in Real Estate Property Management Business Studies or equivalent.
- Minimum 10 years of working experience in the areas of store expansion retail development or property development.
- Proven track record in market analysis and development of expansion strategies to drive business growth.
- Strong understanding of market customer and channel trends with the ability to identify opportunities and propose improvement plans.
- Strong people management and leadership skills to eSectively lead a team.
- Proven ability to establish and maintain a strong network with mall owners and partners.
- Experience in reviewing design drawings to ensure alignment with design intent operational needs and budget constraint
- Proficiency in tender evaluation contractor negotiation and value engineering processes.
- Project management skills to ensure fitout projects are delivered on budget on time and to specification.
- Experience in reviewing AutoCAD drawings to ensure project specifications are met.
- Ability to thrive in a fastpaced and dynamic environment delivering results within strict deadlines.
- Extremely detailoriented well organized and strong problemsolving skills
- Strong verbal and written communication
- Travel is required occasionally (Malaysia & Singapore)
