Role Overview:
Responsible for managing and maintaining strata properties to ensure compliance with the Strata Management Act and deliver exceptional living standards for residents. The role involves governance financial management property upkeep stakeholder relations and risk management while safeguarding the propertys value.
Key Responsibilities:
1. Governance and Compliance
- Ensure adherence to the Strata Management Act and regulations.
- Coordinate JMB/MC meetings including AGM/EGM preparations.
- Implement resolutions passed by the JMB/MC.
2. Financial Management
- Prepare and manage annual budgets including sinking funds.
- Monitor and collect maintenance fees; address arrears.
- Oversee and present financial statements to stakeholders.
3. Property Maintenance
- Plan and execute maintenance and repairs for common areas.
- Conduct property inspections to meet safety and quality standards.
- Manage vendor contracts for essential services like cleaning security and landscaping.
4. Stakeholder and Resident Relations
- Serve as the main contact for residents addressing inquiries and complaints.
- Organize community events and promote harmonious living.
- Facilitate communication between residents and the JMB/MC.
5. Risk and Safety Management
- Implement safety measures and emergency response plans.
- Ensure compliance with safety health and environmental regulations.
- Manage property insurance and claims.
6. Administrative Duties
- Maintain updated records for residents vendors and contracts.
- Properly document agreements permits and regulatory submissions.
7. Conflict Resolution
- Mediate disputes between residents or with the management.
- Address bylaw violations effectively.
8. Performance Reporting
- Provide regular updates to the JMB/MC on property performance and maintenance.
- Evaluate and improve vendor services.
9. Sustainability and Improvements
- Promote ecofriendly practices like energysaving and waste management.
- Propose enhancements to common facilities to improve property value.
Requirements
Education:
- Bachelor s degree in Property Management Real Estate or related fields.
Experience:
- 5 7 years in property management with 3 years in strata property management.
Technical Skills:
- Deep knowledge of the Strata Management Act and related regulations.
Soft Skills:
- Strong leadership communication and organizational abilities.
- Effective problemsolving and conflictresolution skills.
