Job Description
As an Assistant Pipeline Coordinator you will be responsible for reviewing residential appraisals with precision and efficiency. You will ensure compliance with agency guidelines verify data consistency and maintain high productivity in a fastpaced mortgage lending environment. Your keen eye for detail and strong analytical skills will help uphold the integrity of the appraisal process and support seamless loan approvals.

Shift: Tuesday Saturday 12:00 AM 9:00 AM Consecutive days off
Work Setup: Temporary Work From Home Any Emapta PH site
Your Daily Tasks
- Review and verify residential appraisals for accuracy relevance and compliance with agency guidelines.
- Confirm and validate the receipt and accuracy of Submission Summary Reports (SSRs).
- Analyze appraisals using a structured review checklist to ensure compliance and proper value support.
- Perform data entry in the Loan Origination System (LOS) including property value and type updates.
- Apply conditions based on the appraisal review to ensure compliance and accuracy.
- Request and track corrections from the Appraisal Management Company (AMC) when necessary.
- Respond promptly and professionally to inquiries and correspondence related to appraisal reviews.
- Maintain efficiency and accuracy while managing a high volume of appraisal reviews in a fastpaced environment.

Knowledge & Skills
- Strong understanding of U.S. mortgage lending documentation and industry terminology.
- 1 2 years of experience in orderouts including ordering flood certificates credit reports appraisals tax returns and HOA documents.
- Proficiency in Windowsbased programs and ability to learn new systems quickly.
- Expertise in Microsoft Office Suite (Word Excel Outlook).
- Basic knowledge of standard office equipment and operations.
Credentials & Experience
- 2 years of experience as a residential data collector or review appraiser.
- Indepth knowledge of factors influencing residential property values.
- Ability to read interpret and analyze valuation documents such as comp sheets and pricing analyses.
- High school diploma or equivalent.
Physical & Technical Requirements
- Must have the ability to perform deskbased tasks for extended periods operate office equipment and handle documents with precision. Requires basic mobility for office movement strong communication skills and visual acuity for detailed computer work. Occasionally must lift up to 25 pounds.
