Sales Negotiator Leeds city centre £27000 base salary (depending on experience) £32000 £35000 OTE Hours are 08.45 to 17.45 Monday to Thursday with an hour for lunch; 08.45 to 17.15 Friday with 30 minutes for lunch. Saturday two on/two off (10.00 to 14.00). Once two Saturdays have been worked then a day off in lieu to be taken in the following fortnight. Annually 22 days holiday plus bank holidays.
Our client is a vibrant city centre office sales are predominantly in the city although their area covers properties outside the centre as far afield as Garforth and Wetherby.
Duties:
- Register applicants and match applicants to properties.
- Supervision of an effective applicant database ensuring regular contact is made with all prospective applicants.
- Achieve preagreed targets.
- Booking viewings and valuations appointments
- Correctly record all messages viewings and appointments.
- Arrange and attend viewings
- Following up valuations and leads both face to face and over the telephone or through email and letters.
- Negotiating sales
- Closing deals
- Liaising with solicitors purchasers and vendors for successful progression of the sale through to completion.
- Updating vendors on their property including any possible interest marketing and actions completed. Also ensuring they are aware of the current property market and trends.
- Assist with market appraisals as and when required.
- Ensure all sales fall in line with legislation and Martin & Co guidelines
- Business Development to source sale instructions from developers to home owners.
- Generate new and repeat business opportunities for market appraisals instructions viewing and sales.
- Support line manager on valuations and new instructions.
- Maximise board presence and promote brand awareness at all times.
- Canvassing / leafleting to seek new business opportunities including targeting competitors.
- Maintain office systems/software and working procedures.
- Promote Financial Services in line with TPFG agreement with Embrace.
- Promote Financial Services in line with TPFG agreement with Simply Conveyancing.
- Web portal population.
- Efficient diary planning.
Main Objectives:
- To achieve preagreed targets operating to the standards required by the company.
- Demonstrate high standards of professionalism courtesy and efficiency in dealing with the public.
- Maximise opportunities for viewings sales market appraisals and instructions.
- Seek to increase office market share and generally promote ‘brand awareness’.
- To operate with the confines of the Housing Act and Sales legislation.
- To operate to the standards set by our regulatory bodies.
- Achieve the goals and targets pre agreed with your Line Manager.
Required experience / skills:
- Previous experience as a Sales Negotiator within an Estate Agency
- Strong communication skills verbal and written
- Ability to sell products and services to enhance business development
- Happy to complete valuations as and when required.
- Motiviated to achieve sales targets
- Full clean UK driving licence and own car is essential
