Job Description: Real Estate Private Equity Associate

Position Overview:
We are seeking a skilled and driven Real Estate Private Equity Associate to join our dynamic investment team. This role provides the opportunity to contribute to all aspects of the investment lifecycle including acquisitions asset management and portfolio optimization across diverse property types and geographies. The ideal candidate brings a strong analytical background real estate expertise and a passion for private equity investing.

• Identify and evaluate real estate investment opportunities through market research and networking with industry professionals.
• Conduct detailed underwriting of real estate transactions including discounted cash flow models sensitivity analysis and valuation metrics.
• Prepare investment memoranda and recommendations for internal investment committees.
• Perform due diligence on potential acquisitions including market assessments financial analysis and propertylevel reviews.

• Lead components of the transaction process including financial modeling deal structuring and closing coordination.
• Collaborate with legal financial and operational advisors to facilitate the acquisition process.
• Negotiate terms with sellers lenders and other stakeholders to optimize deal structures.

• Develop and implement assetlevel business plans including strategies for leasing repositioning refinancing and disposition.
• Monitor portfolio performance by analyzing financial metrics market trends and property operations.
• Work closely with property management teams to execute on operational improvements and value creation initiatives.
• Prepare regular performance updates and strategic reviews for internal stakeholders and investors.

• Conduct indepth research on market trends property sectors and competitive landscapes.
• Contribute to the development of investment theses and strategic priorities for the firms real estate portfolio.

• Mentor and guide analysts providing feedback and support to foster their professional growth.
• Collaborate with senior team members on strategic initiatives portfolio reviews and investor relations.
• Build and maintain relationships with brokers lenders and other real estate professionals to enhance deal flow and market insights.

• Bachelors degree in Finance Real Estate Economics or a related field (required).
• MBA Masters degree or CFA designation (preferred).

• 3 5 years of experience in real estate private equity investment banking or related fields.
• Proven track record of involvement in real estate acquisitions asset management or investment analysis.

• Advanced financial modeling and valuation skills including expertise with Excel and Argus (or similar software).
• Solid understanding of real estate markets asset types and capital markets dynamics.
• Strong analytical and problemsolving skills with attention to detail and the ability to interpret complex data.
• Excellent communication and presentation skills with the ability to articulate investment theses and strategies effectively.
• Proficiency in PowerPoint and familiarity with real estate databases such as CoStar Yardi and REIS.
