The company is a onestop retail property consulting solution based in Petaling Jaya specializing in retail property development space planning leasing management and center management. With over 40 years of combined experience we have successfully delivered more than 12 retail centers in Malaysia. Our focus is on translating retail properties into purposebuilt spaces with practicality and sustainability to enhance property value appreciation in the evolving retail market.
Role Description
This is a fulltime role for a Shopping Mall Leasing Manager. The role involves tasks such as commercial leasing lease negotiations lease administration conducting market research and managing leases. The role is primarily based in Petaling Jaya.
Key Responsibilities:
Leasing Process Management:
- Oversee the entire leasing process from initial contact to final agreement.
- Ensure that all leasing and tenancy matters are handled efficiently and professionally.
Reporting and Budgeting:
- Prepare comprehensive leasing reports including occupancy rates tenant mix and rental income.
- Develop and manage budget rental reports tracking financial performance and projections.
Tenant Acquisition:
- Identify and approach potential tenants that align with the propertys tenant mix strategy.
- Initiate discussions with prospective tenants arrange meetings and negotiate commercial and tenancy terms.
- Work to secure longterm beneficial relationships with tenants.
Relationship Management:
- Maintain strong relationships with landlords and retail tenants ensuring open and effective communication.
- Act as a liaison between landlords and tenants to resolve any issues or concerns that arise.
Documentation and Agreements:
- Work with the Head of Leasing to develop and execute leasing documents including agreements and contracts.
- Ensure all legal and regulatory requirements are met in the documentation process.
Market Research:
- Conduct thorough market research to stay informed about current shopping trends and competitive landscapes.
- Analyze market data to identify opportunities and make recommendations for tenant acquisition strategies.
AdHoc Duties:
- Assist the Head of Leasing with additional tasks and projects as required ensuring the overall success of the leasing team.
Requirements
- Candidate must possess a minimum Bachelors Degree in any related field
- Applicants with a minimum of 5 years experienced in Property Leasing.
- Fluent in written and spoken English and Malay
- Fluent in spoken Mandarin is a huge advantage when dealing with Chinesespeaking tenants.
- Proficiency in Microsoft Office
- A positive attitude and good work ethic
- Well organized meticulous and able to work independently
- Ability to multitask and work within tight deadlines
- Applicants must be willing to work in Petaling Jaya
- Own vehicle and driving license
