Job Description

Job Posting: Paralegal Residential Conveyancer (Maternity Leave Contract)

Our client one of Canada's leading business law firms is seeking a fulltime Real Estate Paralegal to join their Real Estate team on a oneyear maternity leave contract starting in late January 2025.

Key Responsibilities:

The successful candidate will provide crucial support in closing new residential real estate development projects from the initial stage of receiving deposits from purchasers through to reporting on discharge particulars and file closing. Specific duties include:

  • Receiving and reviewing contracts of purchase and sale.
  • Entering and updating contract details (e.g. purchasers' names strata lot numbers dates deposit amounts) into the ALF Vendor Database.
  • Generating precedents reports letters and documents from the ALF Vendor Database.
  • Preparing accounting forms for deposits investments and payout of funds.
  • Reviewing contracts and verifying information to create summary charts for new real estate development projects.
  • Obtaining and preparing information packages for purchasers.
  • Sending out letters and information charts to purchaser lawyers.
  • Gathering information and documents creating Sharefiles for access by purchaser lawyers.
  • Reviewing revising and arranging for execution and return of closing documents.
  • Handling the receipt and disbursement of funds.
  • Preparing mortgage payout letters and documents to discharge financial charges from the Land Title Office and Personal Property Registry.
  • Conducting title searches obtaining copies of charges company searches tax searches and other relevant searches or investigations.
  • Drafting letters emails and various legal documents.
  • Communicating with clients realtors other law firms and various parties.
  • Providing status updates on real estate development projects to internal staff (lawyer and real estate team).
  • Preparing Land Title Office documents (Transfer Form F Form B Releases etc.) for execution by clients and other parties.
  • Conducting electronic filing of various documents at the Land Title Office.
  • Updating real estate precedents.
  • Diarizing closing dates lien releases and other pertinent deadlines.

Qualifications:

  • Intermediate level of experience in residential real estate.
  • Ability to take the lead on large closings with some time and training.
  • Proficiency with the ALF Vendor Database or similar real estate databases.
  • Strong organizational and communication skills.
  • Detailoriented with the ability to manage multiple tasks and deadlines.
  • Experience in a legal environment with a focus on real estate is preferred.

Start Date: Ideally before the end of January.

Salary: $70000 $90000 per annum based on experience.
