JOB SUMMARY
We are looking for an outstanding Property Manager in the Hagerstown area who has experience in managing multiunit rental properties. You will be responsible for providing excellent customer service to our residents managing and prioritizing the maintenance schedule and will be responsible for monthly rent collection. The ideal should have at least three years of experience managing rental properties property and possess great verbal and written communication skills.. Essential responsibilities include leasing and marketing activities utilizing Appfolio systems to ensure rental applications are processed in a timely manner and reviewing leasing activity along with occupancy to make necessary recommendations. The Property Manager will be responsible for maintaining detailed tenant records which includes handling resident notices and documenting any resident concerns as they arise. The role also involves filing eviction court proceedings as the Property Manager is expected to communicate with tenants regarding delinquent rent and discuss potential evictions with the Supervisor. Furthermore attending eviction court as needed is a critical responsibility ensuring that the Property Manager is familiar with tenant rights laws within the state to effectively represent the property managements interests.

ESSENTIAL DUTIES AND RESPONSIBILITIES
Provide excellent customer service to residents and manage the maintenance schedule effectively .
Utilize Appfolio systems to ensure timely processing of rental applications and review movein paperwork with new residents .
Coordinate and schedule preventive maintenance notifying residents and assigning tasks to maintenance staff .
Review pending service requests and ensure that vacancies are in rent ready condition .
Collect and process monthly rent post notices and follow up with residents regarding delinquent rent .
Conduct joint moveout inspections and related paperwork to assess any charges for vacating residents .
Walk and drive the property multiple times per week to ensure positive curb appeal and maintain the grounds .
Maintain detailed tenant records and handle residentrelated issues as they arise .
Attend eviction court as needed and file eviction court proceedings .
QUALIFICATIONS
High School Diploma and Minimum of 3 to 5 years experienced managing Residential Properties
Excellent customer service skills
Strong written and verbal communication skills
Organized detailoriented and an ability to work and adapt to a fast paced environment
General knowledge of tenants rights laws within Maryland
Concrete understanding of tenants rights eviction procedures and eviction court proceedings.
Familiarity with property management software social media and strong computer skills
General understanding of basic maintenance issues and the ability to effectively communicate with maintenance staff and contractors.
