Position Overview: Client seeks a skilled and proactive Construction Manager to oversee shopping center renovation projects within our portfolio. This role will serve as the primary point of contact for partners contractors tenants property managers and city officials. Responsibilities include budgeting cost management timeline development site inspections contractor oversight and ensuring compliance with all regulations. The Construction Manager will also support acquisition evaluations by providing cost estimates and project feasibility insights.
Key Responsibilities:
Project Management:
Oversee all phases of construction projects from planning and budgeting to execution and closeout.
Develop and manage budgets timelines and schedules for construction projects.
Track and control construction costs to prevent cost overruns.
Conduct regular site inspections to ensure quality standards and project milestones are met.
Contractor and Vendor Management:
Manage subcontractors and ensure construction stays on schedule.
Obtain multiple bids for projects exceeding certain thresholds and recommend value engineering solutions.
Collect necessary documentation (e.g. W9s lien waivers) before vendor payments.
Review and approve change orders invoices and other projectrelated documentation.
Stakeholder Coordination:
Maintain strong communication with internal teams tenants city officials property managers and other stakeholders.
Facilitate tenant improvement projects minimizing disruptions and ensuring timely completion.
Provide regular updates to company partners through reports and meetings.
Administrative Duties:
Ensure compliance with building safety health and environmental codes.
Obtain and maintain insurance policies necessary for construction scopes and labor needs.
Manage construction loan draws in collaboration with lenders.
Utilize construction management software to track expenses and project progress in real time.
Strategic Contributions:
Participate in acquisition and property management meetings.
Provide budgetary pricing for acquisition underwriting.
Recommend and implement new company processes to enhance operational efficiency.
Qualifications:
Minimum 5 years of experience in construction management preferably in retail or commercial properties.
Knowledge of commercial HVAC plumbing roofing and electrical systems as well as framing painting and flooring installation.
Proven experience with tenant improvement projects and capital expense management.
Familiarity with navigating city hall procedures and obtaining permits.
Strong understanding of contracts plans construction methods and regulations.
Proficiency in construction management software and Microsoft Office Suite.
Exceptional project management skills with the ability to oversee multiple projects simultaneously.
Strong communication negotiation and problemsolving abilities.
Knowledge of building codes safety regulations and industry standards.
Willingness to adapt to new technologies to enhance efficiency.
