Job Overview:
We are seeking a highly organized and proactive Remote Property Manager to oversee the daily operations of our real estate rental properties. The ideal candidate will handle tenant relations rental doentation bill payments eviction processes and generate timely financial reports. This role requires an individual who is detailoriented and capable of mimproving current processes to enhance efficiency and compliance across our portfolio of properties.
Key Responsibilities:
- Tenant Relations & Communication: Respond to tenant inquiries manage lease agreements and ensure timely resolution of maintenance requests.
- Data Entry & Doentation: Ensure accurate data entry for tenant information lease agreements and rental payments. Maintain uptodate records in the company’s property management software.
- Eviction Process Management: Oversee and manage the eviction process when necessary ensuring all legal requirements are met.
- Bill Payment & Vendor Management: Ensure all propertyrelated bills (utilities maintenance insurance etc.) are paid on time. Manage relationships with external service providers contractors and vendors.
- Process Optimization: Streamline current workflows for rental doentation bill payment and financial reporting. Develop standard operating procedures (SOPs) to ensure consistency in operations.
- Weekly Financial Reporting: Prepare and present accurate weekly financial reports including rent collection overdue payments operating expenses and cash flow ysis.
- Compliance & Lease Management: Ensure all rental properties are in compliance with local regulations and ist in managing lease renewals and doentation.
- Budgeting & Forecasting: ist with budgeting for property expenses and maintenance forecasting future cash flows and advising on areas for cost control.
- ProblemSolving: Address and resolve tenant issues rent payment discrepancies and any potential legal concerns related to property management.
Requirements:
- Minimum 35 years of experience in property management or a related real estate role preferably with residential rental properties.
- Proven experience managing the eviction process and handling tenants communications effectively.
Ss:
- Strong attention to detail and accuracy especially in data entry and financial reporting.
- Excellent organizational and multitasking ss to manage multiple properties an tasks simultaneously.
- Strong understanding of property management software (such as Buildium AppFolio or similar).
- Experience with basic financial reporting and tracking rent collections operating expenses and propertyrelated bills.
Tools & Software:
- Proficient in property management software.
- Strong knowledge of Excel for budgeting and financial reporting.
- Familiarity with accounting tools like QuickBooks (or similar software) for bill payments and tracking.
Education:
- Bachelor’s degree in business real estate or a related field (preferred but not mandatory with relevant experience).
Other Requirements:
- Ability to work remotely selfmotivate and meet deadlines without direct supervision.
- Strong communication ss to handle tenant and vendor interactions.
- Familiarity with local property management laws and compliance requirements.
- Ability to problemsolve and improve existing processes.
