Job Description

This Technical Services Head will oversee and manage all technical aspects of luxury property development projects across the country.

Leadership and Team Management

Lead and manage the technical services department supervising engineers inspectors and support staff across all nationwide projects.Provide guidance and mentorship to the team ensuring the alignment of technical objectives with overall project goals.
Foster a culture of excellence and accountability within the team.

Quality Control and Assurance

Develop and implement stringent quality control processes for all stages of construction from foundation to final finishes.

Ensure that materials workmanship and overall project execution meet luxury property standards.

Conduct periodic site inspections to verify compliance with quality specifications and safety regulations.

Turnover & Handover Process

Manage the smooth transition of completed properties from the construction phase to the client.

Ensure all units are finished to the highest quality standards before handover.

Prepare turnover documentation including warranties operation manuals and certifications ensuring everything is in place for client use.

Inspection & Compliance

Lead the inspection process for all development sites ensuring compliance with national and local building codes safety standards and environmental regulations.

Review and approve inspection reports addressing any discrepancies or areas of noncompliance.

Coordinate with thirdparty auditors and government inspectors to ensure all legal and safety requirements are met.

Warrant Management

Oversee postcompletion warranty processes addressing and resolving any construction or material issues that arise after turnover.

Ensure timely response to client complaints coordinating repairs or replacements as needed.

Project Coordination & Execution

Ensure that all technical services align with project timelines quality expectations and client requirements.

Collaborate closely with project managers contractors architects and other stakeholders to ensure seamless execution across all nationwide projects.

Troubleshoot and resolve any technical challenges that may arise during project execution.

Regulatory & Environment Compliance

Ensure that all projects adhere to legal regulations including zoning laws building codes and environmental standards.

Manage the acquisition of necessary permits and certifications to ensure compliance throughout the project lifecycle.

Budget & Resource Management

Contribute to the budgeting process by estimating the costs related to technical services and ensuring costeffective project execution.

Monitor the use of resources ensuring efficient allocation of personnel equipment and materials to various projects.

Vendor and Contractor Management

Liaise with contractors and suppliers to ensure that materials and work quality meet specified standards.

Resolve any issues with contractors regarding performance quality or project timelines.

Stakeholder Communication

Act as the primary technical liaison between the firm and external stakeholders including contractors suppliers and regulatory bodies.

Maintain clear and consistent communication with internal teams including project managers architects and designers to keep all parties updated on project progress and technical concerns.

Risk Management

Identify potential risks related to construction quality safety or compliance and develop mitigation strategies.

Ensure that all projects have adequate safety protocols and contingency plans in place.

Requirements

Licensed Civil Engineer (required).
Minimum of 10 years of experience in the construction industry with a focus on real estate or luxury property development.
Proven experience in leading largescale nationwide projects.
Expertise in quality control project turnover inspections and warranty management.
Strong knowledge of building codes standards and regulatory compliance in the Philippines.
Excellent project management skills with the ability to manage multiple projects simultaneously.
Proficient in project management software CAD and MS Office Suite.
Strong leadership problemsolving and communication skills.

Licensed Civil Engineer (required). Minimum of 10 years of experience in the construction industry, with a focus on real estate or luxury property development. Proven experience in leading large-scale, nationwide projects. Expertise in quality control, project turnover, inspections, and warranty management. Strong knowledge of building codes, standards, and regulatory compliance in the Philippines. Excellent project management skills with the ability to manage multiple projects simultaneously. Proficient in project management software, CAD, and MS Office Suite. Strong leadership, problem-solving, and communication skills.

Education

Licensed Civil Engineer (required). Minimum of 10 years of experience in the construction industry, with a focus on real estate or luxury property development.
