SECTION FOUR Role Purpose

The Senior Development Accountant is responsible for providing accurate and timely reporting compliant with relevant accounting and taxation principles. The role will support the Development & Operation teams on capital expenditure initiatives aligned with the strategic plan. The role will also deliver optimal business outcomes in line with the business strategy by providing professional assistance and support to the Financial Controller.


The role reports to the Financial Controller with dotted line reporting to the Head of Development with significant exposure to the executive committee and senior leaders of the business.


SECTION FIVE Position Overview

Key Responsibilities

Work with D&OT (Development & Operation teams) to forecast capital expenditure cashflows

Work with D&OT on all financial aspects of development projects

Provide weekly/monthly reporting of actual spent per project to all project managers ensuring data integrity

Review monthly costs to ensure correct project allocation and perform any reclassification journals if required

Perform capitalisation journals for finalised projects from WIP (Work in Progress) to PPE (Property Plant & Equipment)

Provide cost details to insurance company to ensure adequate cover for loss and damages

Assist D&OT in the preparation of monthly PCG (Project Control Group) reports

Understand variances between budget and actuals based on discussions with project managers and challenge their assumptions in the forecast/cost to complete

Assist commercial manager with data input for calculating Return on Investment generated from capital expenditure investment

Maintenance of job cost master data (budgets cash flow and codes) and ensure project codes and budgets are activated and allocated in MYOB in a timely manner

Responsible for job costing journal entries the allocation of overheads to jobs and integrity of costs by project activity

Maintain robust financial controls to ensure integrity of all financial system processes and outputs

Assist with the preparation of quarterly board reports on project spent in conjunction with the development team

Assist in the preparation and compilation of annual capital expenditure budgets

Preparation of monthly cash flow forecasting

Review and release capex invoices in MYOB ensuring correct project allocation and GST classification

Tracking of capex plans and budgets and variance analysis between budget and actuals as per conversations with D&OT

Review Investment Property and PP&E reconciliations & other relevant balance sheet reconciliations prepared by the Asset/Financial Accountant

Collaborate design implement and review finance systems policies and procedures to ensure continuous improvement and contemporary relevant practices

Undertake a range of other tasks and activities within the finance support function as required

Provide guidance to Asset/Financial Accountant


KPIs

PCG Reporting: supporting the Development & Operations teams in tracking and reporting of capital investments aligned with relevant budgets to the satisfactory level of the CFO & Head of Development

Board Reporting: reporting of capital investment aligned with strategic plan & capital budgets on time and to the satisfactory level of the CFO & CEO

Cash flow forecast management is deemed effective by the Head of Development & CFO

Robust framework established for the capturing & reporting of capital investment and all associated downstream requirements for Accounting & tax

Educating and mentoring nonfinancial team members to achieve strategic outcomes

Continuous improvement initiatives (systems/process) identified and implemented effectively resulting in improved efficiency (time/cost/quality)


KPIs are to be reviewed and updated regularly.

Ensure policies are correctly distributed understood and applied by all operational staff and other personnel are educated accordingly

SECTION SIX Key Skills and Qualifications


Degree qualified with CA/CPA qualification

Excellent verbal and written communication skills

Audit background preferred

Property experience within construction development accommodation preferred

Advance excel skills and data manipulation including pivot tables sumifs knowledge of keyboard short cuts and others

High attention to detail

High organisational skills with the ability to take notes and ensure outcomes are delivered

High level interpersonal skills with the ability to influence outcomes in an organisation with multiple stakeholders and competing priorities in a changing environment

Ability to work under pressure to tight timeframes to meet objectives within organisational deadlines

Welldeveloped skills in time management setting priorities and planning

Advanced knowledge of accounting principles and practices

Ability to understand the implications of internal decisions on other parts of the organisation

Ability to identify opportunities for improvement and the subsequent proactive management of such opportunities

Ability to resolve problems using guidelines professional/technical knowledge or experience

Flexibility to adapt and respond to changes emerging in a rapidpaced environment

Willingness to assist other areas of the business as required
