Job Description

Roles and responsibilities

Conduct thorough investigations of property damage claims for residential, commercial, and industrial properties.
Review insurance policies to determine coverage, exclusions, and limits.
Estimate repair costs using industry-standard methods.
Analyze damage assessments to determine claim validity and settlement amounts.
Resolve disputes related to coverage, liability, and repair costs.
Maintain accurate records of claims activities.
Property Management

Daily Operations: Oversee the daily operations of residential or commercial properties, ensuring they are well-maintained and efficiently managed.
Tenant Relations: Serve as the primary point of contact for tenants, addressing inquiries, concerns, and complaints promptly.
Lease Administration

Lease Agreements: Prepare, review, and enforce lease agreements, ensuring compliance with terms and conditions.
Rent Collection: Manage rent collection processes, including invoicing and handling delinquent accounts.
Maintenance Oversight

Facility Maintenance: Coordinate and supervise maintenance and repair work, ensuring timely completion and adherence to quality standards.
Vendor Management: Hire and manage contractors and vendors for maintenance, repairs, and renovations.
Property Inspections

Regular Inspections: Conduct routine property inspections to identify issues and ensure compliance with safety and health regulations.
Reporting: Document findings and recommend necessary actions for repairs or improvements.
Budget Management

Budget Planning: Assist in preparing and managing property budgets, tracking expenses and revenues.
Financial Reporting: Generate financial reports and provide insights on property performance and profitability.
Marketing and Leasing

Marketing Strategies: Develop and implement marketing strategies to attract and retain tenants.
Showings: Conduct property showings for prospective tenants and manage the application process.
Regulatory Compliance

Legal Compliance: Ensure properties comply with local, state, and federal regulations, including housing laws and safety standards.
Documentation: Maintain accurate records and documentation related to property management activities.


Desired candidate profile

3-5 years in property loss adjusting or related field.
Strong background in property insurance claims.
Experience with complex or large-loss property claims.
Role involves office work and fieldwork.
Property Management Knowledge: Strong understanding of property management principles, lease agreements, and tenant laws.
Communication Skills: Excellent verbal and written communication skills for effective interaction with tenants, vendors, and team members.
Experience
experience in property management, real estate, or a related field, preferably in a supervisory role.
Customer Service: Experience in customer service or client relations to enhance tenant satisfaction.
Technical Skills
Software Proficiency: Familiarity with property management software and basic accounting software for financial tracking.
Maintenance Knowledge: Understanding of maintenance procedures and building systems.
Soft Skills
Organizational Skills: Strong organizational and time management skills to handle multiple tasks effectively.
Problem-Solving Ability: Ability to address and resolve issues quickly and efficiently.
Personal Attributes
Detail-Oriented: High attention to detail in all aspects of property management and reporting.
Adaptability: Ability to adapt to changing circumstances and manage stress effectively.
Additional Qualifications
Certifications: Relevant certifications (e.g., Certified Property Manager (CPM), Accredited Residential Manager (ARM)) are a plus.
Local Knowledge: Familiarity with the local real estate market and community resources.
