Job Purpose:
The Real Estate Sales and Collections Executive is responsible for managing leasing and sales transactions for a portfolio of commercial units warehouses villas flats and apartments under Al Sedrah Leasing. This role involves property viewings client relationship management negotiation of lease and sales terms and ensuring timely payment collections. The Real Estate Sales and Collections Executive also coordinates with internal teams to address client needs and ensure maintenance followups for properties.
Key Responsibilities:
1. Sales and Leasing:
- Property Viewings: Conduct property viewings for prospective tenants or buyers across various types of properties including commercial units warehouses villas flats and apartments.
- Leasing/Sales Transactions: Facilitate the entire process of leasing and selling properties from initial inquiry to signing agreements.
- Negotiation: Negotiate lease and sales terms with clients to achieve favorable agreements for both parties.
- Client FollowUp: Follow up with potential tenants and buyers to ensure smooth communication throughout the transaction process.
2. Client Relationship Management:
- Customer Support: Handle customer inquiries related to property availability pricing and terms providing timely and accurate information.
- Complaint Resolution: Address customer complaints related to leasing sales property conditions or other concerns working to resolve issues efficiently.
- Client Retention: Develop and maintain strong relationships with tenants buyers and investors to encourage renewals future transactions and positive referrals.
3. Collections Management:
- Payment Oversight: Oversee the collection process for all properties ensuring that payments are made on time for leases and sales.
- Delinquency FollowUp: Proactively follow up with clients on overdue payments and address any issues related to collections.
- Accounts Management: Work closely with the finance team to manage payment schedules and ensure accurate documentation of all transactions.
4. Maintenance Coordination:
- FollowUp with Maintenance: Coordinate with the maintenance team to address any property maintenance requests or issues raised by tenants.
- Property Condition Monitoring: Ensure properties are wellmaintained and in excellent condition for viewings and tenant satisfaction.
5. Documentation and Collaboration:
- Internal Coordination: Collaborate with the backend administrative team to prepare leasing and sales agreements ensuring all documentation is completed and in compliance with legal standards.
- Reporting: Provide regular updates to the Leasing Manager and management on leasing and sales activity collection status and any customer concerns or operational challenges.
Key Skills and Competencies:
- Sales and Negotiation Skills: Strong ability to close sales and leasing deals with effective negotiation techniques.
- Customer Service: Excellent client relationship management with the ability to handle queries complaints and concerns professionally.
- Collections Expertise: Familiarity with collection processes and the ability to ensure timely payments.
- Attention to Detail: Strong organizational skills and attention to detail in managing contracts payments and property records.
- Communication Skills: Effective verbal and written communication in both English and Arabic (preferred).
- Team Collaboration: Ability to work closely with internal teams including finance maintenance and administration to ensure smooth operations.
