Rental and Facility Management
The Property Manager is responsible for the management and implementation of policies procedures and processes that will ensure accurate and updated rental property records wellmaintained buildings placing maximum emphasis on positive responses to the concerns and needs of the tenants environmental health and safety quality programs and providing great customer service to our residents to create thriving safe and vibrant units buildings and communities to call home.
Provide highquality service for the building internally and externally. Responsible for planning implementing and maintaining the infrastructure and equipment of buildings and facilities. Manage KPIs team and suppliers. Submit reports perform analyses of operational processes resource allocation energy use and safety processes and recommend and implement improvements.

Rental Management:
Main Duties & Responsibilities:
Marketing & Leasing Increase occupancy.
Implement and operate Excellence standards.
Establish leaseup goals to the business requirements.
Ensure that all show units are inspected monthly.
Follow resident screening guidelines and ensure compliance.
Ensure that the sales consultants create all necessary paperwork to commence the leasing process (onboarding process)
Work with marketing to create marketing campaigns and advertisements and manage websites & social networking websites to ensure high occupancy is achieved & maintained.
Create and implement marketing plans review marketing results regularly and adjust plans as needed.
Ensure compliance with all laws company policies procedures and guidelines.
Review and approve all new tenants files before movein for compliance with policies.
Enforce lease renewal policies and procedures.
Liaising with the Property management of other Properties
Create effective resident retention programs.
Lead supervise and motivate the team of marketing administration facility management leasing and collection.
Manage AMCs suppliers and contracts.
Submit management reports as required.
Financial
Rental revenue growth.
Charge and collect rent and other fees as per lease agreements.
Follow policies and procedures as per lease agreements relating to payments and payment collection.
Recommends changes to rents and fees as per market changes.
Review and analyze monthly financial statements.
preparation and development of annual property management operating budget.
Submit management reports as required.
Create annual budgets and business plans
Facility Management:
Main Duties & Responsibilities:
Implement and operate Excellence standards.
Maintains professional relationships with external Contractors Consultants and Service Providers.
Lead manage supervise and motivate the Property Services Business Unit (Facility Management).
Liaising with the Property management of other Properties.
Communicates and coordinates with staff across all levels of the organization
Understand the scope of work of each Task with all its components. Evaluate the time and manpower required to complete the job.
Plan organize and deploy resources to complete the tasks at hand on time as quality specifications.
Maintain Team technical competence and strive for excellent customer service.
Be prepared for contingencies and make suitable alterations when needed.
Responsible for the inventory of tools and consumables. Plan protect and maintain the same.
Conduct analysis and propose procurement requirements of facilities services.
Submit management reports as requested.
Ensure the technicians are adequately trained and are enabled to deliver jobs on time with the required quality. Organize regular onthejob training.
Take responsibility for the induction of new joiners and that they are trained adequately.
Identifying improvements in all areas of service delivery.
Drafting and implementation of procedures to standardize tasks.
Evaluating operational systems and facility infrastructure to ascertain and improve operational efficiencies.
Ensuring compliance with relevant regulations building codes and health and safety standards laws and company policies.
Attend meetings with contractors and consultants and manage the progress of property renovations.
Planning and coordinating infrastructure and equipment maintenance schedules and activities.
Advise and appraise the health of the tools and machinery and suggest new and improved technology in the market.
Be responsible for planning the proactive maintenance of the machinery in stock.
Advise and suggest improvements in the processes to improve productivity and enhance the scope of work of the FM.
Ensure compliance with all aspects of Health & Safety requirements and legislation including implementing and monitoring risk assessments at project sites.
Review and engage service providers and organize AMC contracts in coordination with the finance team.
Project assessment manpower assessment contractor assessment costing and quote evaluation and finalization.
Utilization of manpower their work allocation job rotation training of vocational and soft skills and performance.
Financial and Nonfinancial Asset Responsibility
Post carries expenditure authority within budgeted provision as laid down in the Company Schedule of Authority.
Financial authorization as per the DOP.
The role carries the responsibility for all the Companys assets as per the official and auditable asset records reflected in the Companys balance sheet.
The role also carries the responsibility of maintaining the Companys brand values encapsulated in the Vision Mission and Core values statements.

Five years university degree
Such other duties relevant to the level of the post may be required following the needs of the department and/or the Group.
