Job Summary:
The Maintenance Coordinator supports Resident Managers and Regional Property Managers to protect our assets by ensuring that all life safety building systems and other general building repairs are consistently maintained. The Maintenance Coordinator also assists with bridging the gap between vendors and residents working together to rectify issues that arise in our residential and commercial buildings in a timely manner so that residents are able to continue the quiet enjoyment of their homes.
Responsibilities:
- Review and respond to all maintenance requests/emails daily.
- Generate work orders for issues that arise in commercial and residential buildings within 24 hours.
- Determine and dispatch the correct vendor pertaining to each specific issue.
- Close work orders that vendors have completed work for after the Resident Manager has confirmed with the Resident.
- Edit work orders to reflect updates or changes in vendor/work descriptions.
- Cancel work orders when an issue is resolved without assistance from a vendor.
- Track NOVs (Notice of violations) and make sure completed prior to the reinspection date.
- Track Life and Safety certifications.
- Create and send out Life & safety work orders to correct vendors for annual quarterly and fiveyear inspections.
- Update the Life & safety spreadsheet once certifications are received.
- Scan and store certification on the server and in Yardi.
- Create and track Remediation work orders.
- Manage remediation projects from start to finish.
- Orders appliances.
Requirements
- High school diploma or equivalent required; college degree preferred
- Complete and maintain California Certified Resident Manager Certification(CCRM)
- 12 years of experience as Maintenance Coordinator or industryrelated experience preferred
- Proficiency in computer programs (Microsoft Suite) is required and Yardi preferred
- Excellent customer service skills
- Excellent communication skills to relate effectively with people from diverse backgrounds
- Must possess clerical ability
- Able to prioritize work orders
- Strong organizational skills
- Able to work in a fastpaced environment with frequent interruptions
- A basic understanding of maintenance operations
- Can work on a night shift schedule: 11 PM 7 AM Manila Time
