Grassroots Funding is seeking a Fix and Flip Department Manager for our real estate development team who will monitor and follow up on real estate rehab and development projects to include retail industrial and multifamily development. Assist with real estate project due diligence entitlements design management permitting general rehab and construction tenant improvement construction operations and project disposition.
Duties and Responsibilities
Implement assigned duties with an exceptional level of initiative accuracy timeliness and cost effectiveness.
Assist in all aspects of project feasibility and due diligence.
Assist with project entitlements and predevelopment.
Assist with design management estimating cost management and project scheduling.
Review and monitor lease construction language milestones and critical dates.
Review and monitor all design and construction phase documents for conformance with the leases budget and schedule.
Prepare instructions to bidders and coordinate bidding process; review contractor bids for conformance qualifications and financial factors.
Assist in the negotiation and preparation of contracts contract purchase orders agreement change orders and change order requests. Assist in management of all rehab and construction activities.
Maintain positive and professional relationships with general contractors subcontractors municipalities tenants lenders leasing agents and joint venture partners.
Attend weekly rehab and construction meetings for assigned projects.
Assist in the review management and expediting of all contractor RFIs submittals pay applications and project draws.
Assist in rehab and construction quality assurance management.
Manage and update project specific development schedules.
Manage the timely completion of project punch lists and closeout requirements.
Manage the completion of all rehab and construction warranty requests.
Assist in the management of tenant improvement drawing review approval and coordination.
Other duties as assigned.

Management experience preferred but not required

Strong telephone sales experience
