  • Full-time | 40 hours per week
  • Php 35,000 to Php 40,000 take home pay

About the Client:

Our client is a Construction Services Company based in Canada that specializes in constructions and renovations of residential and commercial spaces. They are either building new custom homes or do build renovations like home renovations and remodeling additions. They have a strong passion for construction and always seek out projects that challenge their knowledge and experience while delivering maximum benefit to their customers. Their founders have extensive backgrounds in Construction and Information Technology, and their residential renovation services draw on the experience and expertise gained from larger construction projects.


About the Role:


The Leads Management Assistant plays a crucial role in acquiring self-storage facilities in the United States. In this position, they will collaborate with 10-12 brokers to update a weekly pipeline report that identifies all self-storage facilities for sale through brokers that match the criteria for the investment funnel. To accomplish this, the ideal candidate should devote roughly 10-15 minutes per facility to collect all essential information from the broker's website and other databases, enriching the data on the spreadsheet.


The successful candidate will be responsible for updating the status of each facility on the pipeline report, indicating whether it is for sale, under contract, or sold. They will prioritize facilities based on their status to ensure that they do not waste time on facilities that are already under negotiation with other buyers. In addition, the individual will add new properties for sale and mark sold properties as such, moving them to the bottom of the list. The succeeding steps will be provided by the client.


Responsibilities:
  • Creating a pipeline report of self-storage facilities for sale through the brokers known and with whom the individual has established relationships may require occasional phone calls to gather additional information.
  • Updating the report on a weekly basis and filling information that the brokers may not necessarily provide. Reflect the broker's process of selling the facility, including the call for offer date, letter of intent, under contract, and sold status.
  • Updating the pipeline report for the last four weeks of activity and adding new properties that are for sale.
  • Run a simple one-page Excel model to estimate the returns available from each acquisition opportunity. The candidate needs to go through the pipeline, plug in the necessary inputs, and generate an output.
  • Run a full analysis on client selected properties using a more complex Excel model that requires inputting data. The VA will need to pull down information from databases, input the data into the spreadsheet, and update for market rents.
  • Prepare an investment committee memo using AI writing tools like ChatGPT 4.
  • Assist with asset management tasks, such as coordinating with contractors and workers to address property issues and managing the logistics of property improvements and upgrades.

Qualifications:
  • Proven experience in a leads generation/management type of role
  • Proficient in using Excel and able to create and update Excel models.
  • Able to input data accurately and check the work for reasonableness.
  • Able to coordinate with contractors and workers for asset management tasks.
  • Attention to detail and ability to work systematically with a large amount of data.
  • Good communication skills to coordinate with team members and external parties.
  • Willingness to learn and be trained on new tasks.
  • Experience in real estate investment or asset management is a plus, but not required.
  • Should be able to work independently and meet deadlines
