Job Description

Maintenance Area Manager

The Maintenance Area Manager reports to the Manager of Maintenance and Engineering and directs the maintenance, reliability, and capital project execution efforts of all equipment, buildings, and grounds necessary for the continuity of all manufacturing operations for the site. The maintenance functions include: rotating equipment, I/E, analytical, mechanical (including mechanical integrity), power distribution, control systems, facilities maintenance, field construction of capital projects, and contractor management. The reliability functions include: oversight of preventive maintenance programs, asset management systems, and strategies for long-term reliability improvements.

Responsibilities

•Work with Leadership to develop, communicate and implement both preventive and corrective maintenance plans to meet short and long-term business needs.
•Supervise a staff of Reliability Engineers, Team Managers, and Technologists responsible for routine maintenance execution.
•Maintain effective communications with Manufacturing to ensure all business objectives are met with respect to maintenance.
•Champion and implement reliability improvement projects and processes that support continuous improvement in all maintenance fields (rotating equipment, instrumentation, low and high voltage electrical, analytical, control systems, mechanical integrity).
•Maintain aggressive cost reduction and work execution productivity programs to maintain and improve the competitive position and profitability of the businesses.
•Manage and report all maintenance costs for the site, including forecasting, accruals and turnaround costs.
•Provide leadership to set standards and expectations for the department that promote teamwork, trust, ownership, excellence, creativity, innovation, and growth.
•Plan and implement systems/programs to maintain and improve capital assets and effectively manage working capital.
•Establish and implement maintenance priorities, budgets, and short/long term reliability improvement plans in conjunction with Texas City management team.
•Develop, implement, and manage sit turnaround execution strategies.
•Act as a change-agent and champion site initiatives that support the long-term viability of the site and its respective businesses.
•Know and role model the principles outlined in the Eastman Fair Treatment Policy, and uses them to maintain an environment that is free from pressures and diversions not appropriate for a work setting.
•Treats every employee fairly and with respect as the basis for working together as members of “the Eastman Team”.

Responsibilities

•Safety
oEnsure that employees understand and comply with all HSES regulations, in addition to plant and maintenance procedures, Basic Safety Expectations and Essential Operational Disciplines
oActs and works safely; role models safe practices and holds others accountable for safety
oKnows all safety and environmental rules that affect the work area
oFollows all environmental regulations affecting operations and reports all spills and leaks in the most timely manner

•Ownership – Owns department workflows and performance
oOwns safety, environmental and work execution performance of the department
oAdvocates for safe, efficient and cost effective performance in all operating areas
oOwns the craft Maintenance schedules and execution side of the break-in process to ensure consistency and accountability for schedule changes

•Accountability – Upholds personal accountability
oLeads through Eastman principles by role modeling and auditing all performance and behavioral aspects involved with work execution i.e. schedule development, work execution quality, etc.
oUses timely and consistent field time to provide effective performance coaching with follow up as needed to address low performers and drive home accountability
oEncourages and actively requests feedback on personal performance from all levels
oStrives to continually improve all systems, processes and programs within their area to maximize safety and effectiveness

•Productivity – Maximizes productivity
oSets expectations and uses feedback mechanisms to ensure Team Managers are accountable for consistent performance to facilitate effective work execution i.e. job plan reviews, field audits, etc.
oDrivesplanning and performance to meet production needs and fully serve our customer needs
oWorks with Manufacturing to foster a positive relationship of continually improving work safety and efficiency

•Development – Develops future leaders and tools
oRecognizes and develops high performers for broader responsibility
oOffer continual positive and constructive feedback to Team Managers and their teams to foster improvement and encourage continuous improvement of performance
oAddresses training gaps quickly, working with other departments as necessary to define the required training and develop systems to clearly define expectations
oLeverage people resources by implementing and supporting processes that enable employees to realize their full productive potential and to meet organizational needs
oDevelops and leads employee team through positive employee/labor relations, staff training and development, grievance mediation and contract negotiations, etc.

•Key Performance Indicators (KPI)
oKnows and reports on key performance indicators for safety compliance, environmental compliance, quality compliance, cost, work execution, and reliability
oInstitutionalize KPI tracking, reporting, and improvement efforts throughout the Maintenance organization
oMaintains awareness of current or potential process and/or equipment issues and associated maintenance support needs
oHas responsibility for having technical expertise available and makes decisions that maintain a high level of operational/reliability discipline
oImplements effective processes to maintain safety, reliability, and compliance and then ensures that all area employees display discipline in their use

Required Qualifications

• Bachelor (BS) degree in Mechanical (preferred), Electrical or Chemical Engineering from an accredited university
• MBA desirable
• 5-10 years of related experience
• Previous supervision experience
• Willing to travel, as needed

• Excellent commitment to task
• Candidate should have working knowledge of Excel, Word, and SAP
• Thorough knowledge and understanding of environmental safety and health policies, procedures, guidelines, and regulations including Process Safety Management
• Outstanding interpersonal and leadership skills
• Excellent oral and written communication skills
• Excellent coaching and facilitation skills
• Demonstrated ability to work in a diverse team environment through all levels of the organization

Physical Requirements and Working Conditions:


The characteristics described below are representative of those encountered while performing the essential functions of this position:

• Frequently required to sit, stand, walk, reach with hands and arms, climb or balance, stoop, kneel, crouch, or crawl and be able to work in awkward or confining spaces.
• Must regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 25 pounds, and occasionally lift and/or move up to 50 pounds.
• Specific vision abilities required by this job may include close vision.
• Must be physically capable of spending long hours standing and occasionally work in chemical-protected clothing and equipment.
• Ability to climb stairs and ladders (including vertical) and work at elevated heights.
• Must be able to work in chemical protective clothing and equipment in an outdoor environment.
• Must be able to work in a potentially hazardous chemical environment.
• Must be “fit for duty”
