Right of Way Manager
Location: Virtual
Pay: $45.75/hr

Key Responsibilities:
Our Right of Way Managers are heavily involved in implementing right of way processes for complex aerial or underground projects for transportation, energy, or other utility projects. They manage and supervise outside vendors and agents and identify the need for third party labor based on project schedules and scopes.
Our right of way managers lead client-focused teams that deliver solutions to meet each client's needs by:
Implementing Right of Way (ROW) processes for client facilities which may include fiber, utility, energy, pipeline and utility pole attachment (aerial or underground) projects.
Identifying land ownership from both client and public records.
Supporting the bidding and Request for Proposal responses, including participating in client presentations.
Researching, reviewing, and analyzing land titles; identifying defects and outlining curative measures, along with preparing the necessary documents required for curative actions.
Reviewing engineering drawings and identifying risks related to right of way;
Preparing and delivering a mitigation plan, assessing problematic owners, and developing plans for overcoming obstacles and diversions.
Negotiating the acquisition of right of way and other property interests, as necessary to accommodate the construction, operation, and maintenance of client facilities (link removed)>
Ensuring that construction crews and other professionals have unobstructed access and work with property owners to resolve any construction issues that may arise.
Preparing and negotiating property damage settlements and loss claims including damages to crops, timber and structures if necessary.
Reviewing, preparing, analyzing and interpreting all land and right of way related agreements, deeds, easements, leases, permits and licenses.
Serving as a liaison between internal departments, cities, counties, etc., in support of land services.
Resolving encroachments, damage claims, landowner complaints and inquiries at a minimal cost to client.
Enforcing previously acquired rights to minimize cost to clients for encroachment removal & prevention.
Preferred Job Qualifications:
Bachelor's degree or equivalent work experience required. Other degrees, specialized training, or experience that uniquely qualifies the individual to perform the job responsibilities may also be considered.
JD, IRWA Certification, or Real Estate License preferred.
5+ years of solutions-oriented right of way management related to transportation, energy, or other utility projects.
Proven success providing right of way management to clients.
