Centurion Analytics, LLC is actively searching for a Property Management Coordinator to support our client in Fredericksburg, Virginia.

The Position:

The Property Management Coordinator provides the leadership, management, prioritization, and vision necessary to ensure the Property Management Division has the proper operational controls, administrative procedures, reporting procedures, and people systems in place to effectively manage the clients portfolio of assets. You will provide the day-to-day direction the Corporate PM Team (currently 5 people), provide indirect leadership (via the corporate staff) to the on-site property management staff, and be accountable for the clients portfolios overall business results and training programs, which includes an emphasis on customer service and employee performance.


Responsibilities:
  • Drafting Operational Process Outlines and Memos
  • Ensuring that all properties are operating under all applicable client policies, procedures, and programs
  • Promptly responding to all client emails, requests, and written inquiries
  • Serving as the face of the PM Division for clients, investors, and business partners
  • Producing Comprehensive and Professional Monthly Property Status Reports
  • Proactively Identifying and Mitigating Operational Risks
  • Resolving Escalated Resident Concerns
  • Budget Development and Monitoring
  • Designing and managing the firm s leasing and marketing strategy
  • Designing and managing the firm s training and certification program
  • Drafting and Implementing Operational Processes
  • Conducting Quarterly Site Visits
  • Overseeing the transition activities associated with the firm s acquisitions and dispositions
  • Quality Control oversight of all PM Staff activities to assure accuracy, efficiency & timeliness
  • Serve as the primary POC for the Property Management Clients
  • Developing and executing our property management departmental training programs
  • Managing our rent pricing strategy
  • Coach, counsel, and discipline employees
  • Conduct Employee Reviews
  • Preparing property budgets


Requirements


  • Certified Apartment Manager (CAM) or Certified Property Manager (CPM)
  • 3-5 Years Regional Property Manager Experience (MUST HAVE)
  • Strong Business and Technical Writing Skills
  • Policy/Procedure Creation Experience
  • Experience with Hiring and Terminating Employees

Recurring Activity Highlights

  • Review and approve invoice payment requests (daily)
  • Review and react to weekly on-site reports (weekly)
  • Facilitate & attend conference calls with all onsite PMs (bi-weekly)
  • Meet with corporate staff to develop and improve our standard operating procedures (bi-weekly)
  • Meet with corporate staff to ensure that all Planner Task items have been completed (bi-weekly)
  • Review monthly financial reports for accuracy, then submit them to our clients. (monthly)
  • Conduct and assess market surveys to validate our rental income strategy (monthly)
  • Complete site visits and send quarterly inspection reports to our clients (quarterly)
  • Complete a comprehensive property compliance review certification confirmations, review inspection checklists, etc. (quarterly)
  • Complete Employee Reviews (annually)
  • Create Property Budgets (annually)
