Ensure Accuracy in forecasting the number of new restaurants opening by period/year
Monitor and track the reported pipeline and forecasts on a monthly basis.
Manage and monitor day-to-day activities within a geographical area that supports the operations of the Portfolio Lease Administration Service Line
Oversee company portfolio of retail store leases and supervise individuals in the Lease Administration Department.
Support and assist with Americana’s Restaurant Division initiatives on leasing.
Recommend new approaches, policies, and procedures to effect continual improvements in efficiency of services performed
Ensure Americana standards are implemented, met and maintained
Provide timely and accurate documentation and reporting
Execute special projects as assigned by Senior Director – Real Estate
Handle high profile projects that will require special attention and reporting
Perform specific research and/or investigations into operational issues
Manage, train and develop team members
Demonstrate initiative and reflect a sense of urgency in daily duties by meeting or improving upon deadlines
Closely track and provide updates to the plan for the roll out of the NSOs.
Track critical dates (renewal options, kickouts, rights to terminate and expirations) for existing stores and generate and maintain several reports and weekly updates with respect to same.
Ensure that all stores with upcoming critical dates are addressed with management in a timely manner and follow through with decisions while meeting critical deadlines.
Negotiate with landlords relative to lease extensions, rental rates, termination of leases.
Draft and/or review lease amendments and termination agreements with respect to existing stores.
Assist in the development and implementation of procedures to ensure the integrity of the lease database system.
Manage the issues pertaining to the leases; i.e., rentals, maintenance and repair responsibilities, insurance questions.
Work closely with outside firms on buyouts and sublets and provide reports outlining the status of same to senior management.
Review and approve all monthly rental increases.
Write reports as requested in the lease database system for the Real Estate Department.
Assistin lease preparation and negotiation (as time allows).
Other duties or projects as assigned.
Provide offers / proposals / updates relative to status of deals to the Real Estate Department andthereby confirm, track and document decisions related to the same.
