Property Manager Project Management Focus

Oversee daytoday operations for a select group of condo and coop buildings.
Act as the main point of contact for residents board members and key stakeholders.
Handle financial oversight for assigned buildings including budget preparation financial tracking and variance analysis.
Ensure compliance with NYC property laws safety regulations and building codes across your portfolio.
Lead capital improvement projects such as exterior renovations infrastructure repairs energy efficiency upgrades and compliancedriven initiatives.
Work with boards contractors and internal teams to develop project scopes budgets and timelines.
Oversee RFP bid processes contract negotiations and vendor selection for major building projects.
Ensure projects are executed on time within budget and meet compliance with highquality standards.
Implement best practices and operational improvements across the portfolio to streamline efficiency.
Foster strong relationships with building boards residents contractors and internal teams to ensure seamless communication.
Serve as a liaison between boards legal teams city agencies and vendors to keep projects on track.
Conduct regular site visits to ensure ongoing property needs are met and projects are progressing as planned.
Ensure all building projects and renovations adhere to NYC building codes fire safety regulations and coop/condo bylaws.
Assist in clearing violations obtaining necessary permits and mitigating potential risks.
Implement emergency preparedness plans and coordinate safety inspections.
Requirements
- Bachelor s degree in business administration or a related field.
- Minimum 2 years experience in Project Management ideally in the Property Management field. Property Manager s with strong project management experience will also be considered.
- Strong knowledge of NYC building codes local laws real estate laws and regulations.
- Technical literacy and proficiency in Microsoft Office Yardi and other property management/Project Management software.
- Financial acumen in budgeting including figure forecasting budget control and management and costsaving implementation.
- Candidates with experience managing coops and condos in New York City preferred.
- Demonstrated leadership skills in managing projects.
- High degree of professionalism and effective communication skills with various stakeholders including building staff engineers boards lawyers and team members.
- Experience using and leveraging AI and real estate technology and the drive for continuous improvement willing to learn and implement new technologies quickly.
- A collaborative spirit and a strong desire to work within a team environment alongside taking on adhoc tasks and responsibilities as needed.
- Ability to adapt to changes in the portfolio taking a proactive approach to learning and skill development.

Applicants are expected to possess the following skills: Bachelor s degree in business administration or a related field. Minimum 5 years experience in Property Management and 2+ years as a Property Manager, with ideal candidates having experience managing co-ops and condos in New York City. Strong knowledge of NYC real estate laws and regulations. Proficiency in Microsoft Office, Yardi, and other property management software. What Skills an Ideal Candidate will have: Financial acumen in budgeting, including figure forecasting, budget control and management, and cost-saving implementation. Demonstrated leadership skills in managing building staff and collaborating within the management team, assisting with hiring and on boarding of new team members. High degree of professionalism, and effective communication skills with various stakeholders, including building staff, boards, lawyers, and team members. Experience using and leveraging AI and real estate technology, and the drive for continuous improvement, willing to learn and implement new technologies quickly. A collaborative spirit and a strong desire to work within a team environment, alongside taking on ad-hoc tasks and responsibilities as needed.
