Lettings Negotiator
Leeds city centre
£26000 base salary (depending on experience)
£32000 £36000 OTE
08.45 to 17.45 Monday to Thursday with an hour for lunch; 08.45 to 17.15 Friday with 30 minutes for lunch. Saturday two on/two off (10.00 to 14.00). Once two Saturdays have been worked then a day off in lieu to be taken in the following fortnight.
Annually 22 days holiday plus bank holidays.
Accountable for:
1. Personal performance conduct and presentation.
2. Achieving minimum profit target for the branch whilst aiming to promote the longterm growth of the Company name.
3. Providing a high level of customer service to all clients.
Duties:
• Register applicants and match applicants to properties.
• Arrange and attend viewings.
• Supervision of an effective applicant database ensuring regular contact is made with all prospective tenants.
• Achieve preagreed targets
• Liaise and negotiate offers between landlords and tenants.
• Close deals.
• Communicate with landlords with regards to marketing feedback viewings and hot prospects put forward offers from applicants and agree terms with landlords.
• Provide practical solutions to landlords with regards to achieving a prompt let.
• Generate new and repeat business opportunities for market appraisals instructions viewing and lets.
• Maximise board presence and promote brand awareness at all times.
• Canvassing / leafleting to seek new business opportunities including targeting competitors.
• Complete market appraisals as and when required.
• Signing up tenants and working through the process.
• Ensure all tenancies commence in line with legislation and guidelines.
• Ensure full and complete details are obtained from all applicants for successful referencing and Landlord satisfaction.
• Ensure transparency and honesty in all dealings with applicants tenants and Landlords.
• Ensure offers are accepted all terms agreed and application forms are completed in full by prospective tenants and all Money Laundering Regulations are met.
• Process completed application forms and Terms of Business fully and accurately.
• Monitor and Progress applicant references.
• Complete all new tenancy paperwork fully and accurately.
• Liaise with Property Managers to ensure new and relet properties are fully ready for occupation.
• Take deposits and record receipt of all monies.
• Progress transactions accurately and efficiently.
• Maintain office systems/software and working procedures.
• Web portal population.
• Efficient diary planning.
• Correctly record all messages viewings and appointments.
• Bring complaints to the attention of your Line Manager immediately.
• Build and maintain excellent working relationships with landlords and tenants.
• Demonstrate high standards of professionalism and provide a firstclass level of customer service at all times.
• Inform your Line Manager of ideas which may improve performance and efficiency.
Main Objectives:
• To achieve preagreed targets operating to the standards required by the company.
• Demonstrate high standards of professionalism courtesy and efficiency in dealing with the public.
• Maximise opportunities for viewings lets market appraisals and instructions.
• Seek to increase office market share and generally promote ‘brand awareness’.
• To operate with the confines of the Housing Act and lettings legislation.
• To operate to the standards set by our regulatory bodies.
• Achieve the goals and targets preagreed with your Line Manager.
You must have:
• Previous Lettings experience would be an advantage but isn't esssential
• Full clean UK driving licence
• Excellent verbal communications skills
• Thorough and pay attention to detail
• The ability to sell products and services to enhance business development
• Amazing customer service skills
