ABOUT THE ROLE
We are seeking an experienced and highly skilled Building Engineer to ensure the efficient operation of building systems in a classA office environment. This role requires expertise in HVAC electrical and mechanical systems with a focus on proactive maintenance and problemsolving.
RESPONSIBILITIES
- Perform preventive maintenance and repairs on mechanical electrical plumbing and HVAC systems including pumps chillers boilers air compressors and air handling units.
- Make adjustments to HVAC and related equipment to maintain optimal operating criteria under established guidelines.
- Conduct general repairs and maintenance on building components such as fixtures appliances plumbing and electrical systems.
- Maintain accurate operation logs including central plant operations and chemical consumption records.
- Utilize HVAC distribution and control systems to address and resolve work orders effectively including familiarity with pneumatic controls.
- Provide prompt courteous responses to tenant service requests while ensuring professionalism.
- Foster strong cooperative relationships with contractors tenants and the building operations team.
- Demonstrate proficiency in emergency procedures including evacuations fire alarms and safety system operations.
- Operate and adjust fire alarm and life safety systems as required.
- Participate in training sessions and seminars to enhance technical skills and stay updated with industry standards.
REQUIREMENTS
- Proven experience in building systems maintenance and repair including HVAC plumbing and electrical systems.
- Proficiency in using testing equipment such as analog and digital multimeters pressure and temperature devices and airflow measuring tools.
- Competency in reading and understanding equipment manuals and work instructions.
- Skilled in the proper use of basic hand tools and power tools including drill motors saws grinders and impact wrenches.
- Strong communication skills both verbal and written with the ability to interact effectively with tenants employees and contractors.
- Demonstrated ability to maintain a calm and professional demeanor in emergency situations.
- Knowledge of personal safety equipment and adherence to safety protocols.
- Relevant certifications/licenses (e.g. Boiler Operating Permit State Maintenance Electricians License EPA CFC Universal Certification Technician) are preferred.
