THE OPPORTUNITY: PRECONSTRUCTION MANAGER
We are confidentially searching for a dynamic and highly skilled PreConstruction Manager to join this exceptional team.
In this role you will be the linchpin of project planning working closely with clients consultants and internal teams to ensure projects are meticulously prepared for execution. From early conceptual design to final budget approval you ll take ownership of delivering preconstruction services that set projects up for success.

Responsibilities:
1. Project Planning and Feasibility:
Oversee the preconstruction phase including project planning budgeting scheduling and resource allocation for highrise residential developments.
Conduct feasibility studies and cost analysis to support decisionmaking during the conceptual and design stages.
2. Budgeting and Estimating:
Develop and manage detailed project budgets cost estimates and value engineering initiatives to optimize construction costs without compromising quality.
Collaborate with estimators and provide guidance on trade scopes pricing strategies and bid leveling.
3. Design Collaboration:
Act as the main liaison between architects consultants and the internal design team to ensure project designs align with budget schedule and constructability.
Provide constructability reviews identify design discrepancies and suggest practical solutions to mitigate risks.
4. Bid and Procurement Management:
Lead the prequalification selection and negotiation of trade partners and suppliers for highrise residential projects.
Review and evaluate trade contractor bids to ensure alignment with project scope schedule and budget.
5. Scheduling and Risk Management:
Develop and maintain preconstruction schedules identifying critical path activities and key milestones.
Proactively identify risks and implement strategies to mitigate potential delays cost overruns or scope changes.
6. Client Engagement:
Work closely with clients to understand their goals expectations and budget constraints ensuring alignment throughout the preconstruction process.
Present preconstruction plans budgets and timelines to stakeholders and secure necessary approvals.
7. Team Leadership and Collaboration:
Lead and mentor preconstruction team members including estimators coordinators and design professionals.
Foster a collaborative environment with the operations and construction teams to ensure a smooth transition from preconstruction to construction.
8. Market Research and Strategy:
Stay informed about industry trends construction innovations and market conditions affecting highrise residential developments.
Provide insights and recommendations to enhance project delivery methods and preconstruction strategies.
9. Compliance and Quality Assurance:
Ensure all preconstruction activities meet regulatory requirements building codes and company quality standards.
Monitor documentation for accuracy completeness and compliance with project specifications.
Here s a comprehensive list of qualifications for a PreConstruction Manager HighRise Residential role:
Qualifications:
Bachelor s degree in Quantity Surveying Construction Management Engineering Architecture or a related field.
Professional certifications such as PQS LEED AP PMP or Gold Seal Certification (an asset).
10 years of progressive experience in preconstruction estimating or project management within the construction industry.
Proven expertise in highrise residential or mixeduse developments with a track record of successfully delivering preconstruction
Strong understanding of construction methods materials and techniques specific to highrise residential buildings.
Proficiency in estimating software (e.g. Timberline Procore or other construction management tools) and advanced knowledge of Excel.
Experience with budgeting cost estimating and value engineering.
Demonstrated ability to lead and mentor preconstruction teams including estimators coordinators and design professionals.
Strong collaboration skills with crossfunctional teams including operations construction and design.
Ability to assess project risks identify constructability issues and develop innovative solutions during the preconstruction phase.
Exceptional attention to detail with strong organizational and prioritization skills.
Excellent verbal and written communication skills with the ability to effectively present budgets schedules and project strategies to clients and stakeholders.
Strong negotiation skills for managing trade partner contracts and procurement processes.
Experience working directly with clients ensuring their goals budget and expectations are met.
Ability to build and maintain strong client and stakeholder relationships.
