The Strategic Leasing Manager leads in completing 70% of mall occupancy; ensuring relevance of the tenant mix of the assigned developments; maintaining rental revenue within or above the approved rates; and establishing new networks and stronger relationships with assigned existing and new key accounts.
KEY RESPONSIBILITIES
PLANNING
1. Tenancy Planning
- Plan and propose tenant mix for particular developments
- Help ensure the of the tenant mix plan within the development and propose revisions as needed
- Reassess the mix/ zoning implemented based on the market trend and prospect reception
- Monitor of plan from SLT to local level through coordination meetings
- Regular touch point with Business Development regarding property details
- Regular site visit
2. Rental Study
- Establish and secure approval of the rental matrix for the assigned mall/properties
- Establish & secure approval of rental structure/discount for tenant incentives/support
- Establish a revenue budget for the assigned mall/properties
- Ensure the net effective rent of the development stays within the approved PDMC rate and/or rental budget.
LEASE MARKETING
1. Sourcing
- 1. Regular research on new concepts and retail trends
- 2. Secure contact details and reach out to new concepts for exploratory meeting
- 3. Secure approval for new concepts
- 4. Sourcing of prospective tenants for the assigned project
- 5. Provide weekly updates on new brands.
2. Leasing
- Establish signups based on set timelines and progressive lease takeup for new projects
- Develop tenants for Filinvest Lifemalls anchor tenancy pool
- Build relationships and tenancy for lifestyle community malls and retail podium support
- Create attractive signoff schemes to achieve lease signups in tandem with targeted new project completion
- Meets and accommodates site visits of prospective tenants
- Constantly revisits and analyzes the tenancy mix of the center to ensure its market relevance
- Create strategies in line with the Value Proposition of the center and its tenancy to drive higher awarding
- Maximizes profitability of leasable areas
- Establish and maintain relationships with existing and newly assigned key accounts
MANAGEMENT REPORTS
- Prepares monthly Executive Committee (EXCOM) reports
- Submit weekly reports on leasing takeup
- Prepare monthly sales growth reports and facilitate rental studies
- Attends meetings and activities to contribute inputs and develop creative solutions to both simple and complex business issues
- Proactively surface and communicate business issues
OTHERS
Perform tasks and functions that may be assigned from time to time
JOB REQUIREMENTS
- Bachelors Degree holder (Business Administration or any related course)
- With at least 1015 years of experience in shopping mall leasing
- Preferably with an extensive work background in retail/shopping center operations
- Exposure to brands and trends in the market.
- With a good understanding of shopper behavior needs and wants.
- Able to understand retail development and targeted markets and identify gaps and opportunities.
- Knowledgeable in profitability /financial / budget runs
- Knowledge in navigating MS Excel PowerPoint and other tools for report presentation and deck preparation
