Job Title: Maintenance Technician
Location: Lebanon NH

Salary Range $21/hr 25/hr bonus (every resident contract renewable)

Local (Acceptable if candidate is wIlling to relocate at his own expense)
Education: HSD or some college is a plus

Essential Duties & Responsibilities:
- Walk property daily to maintain curb appeal; ensure there is no garbage on the ground dog waste stations are empty and dumpster areas are kept clean and tidy
- Walk all buildings daily to inspect common areas; pick up trash and note cleaning needs
- Uses the Make Ready Checklist for vacant units to make sure the apartments meet the standard of a Timberwood Commons make ready
- Walks details and wipes down all assigned apartments 24 hours prior to new resident move in
- Assist with removal of snow and ice from sidewalks walkways steps and driveways as needed
- Maintains regular daily hours on site and works overtime/weekends as scheduled
- Maintains proper inventory of supplies and tools needed for turning units; submits reorders to Maintenance Supervisor when stock is getting low
- Performs noncomplex electrical plumbing painting carpentry and misc work orders; completes all assigned work orders within 48 hours or less
- Assists with preventative maintenance programs and guidelines to minimize emergency repairs and service requests
- Adhere to companys safety programs & guidelines
- Additional duties or responsibilities may be assigned by the Community Manager or the Maintenance Supervisor. Duties responsibilities and activities may change at any time with or without notice
- At least 1 year of maintenance or construction experience
- Ability to learn how to perform noncomplex maintenance tasks such as painting electrical carpentry plumbing and cleaning
- Valid drivers license is required
- Technology experience: Ability to use a computer to clock in/out perform basic webbased tasks and take periodic online classes offered by Audubon Timberwood Commons
- High School Diploma/GED
