The Role
Were currently recruiting for a dedicated Facilities Manager to oversee the daily operations and maintenance of our sixfloor office building.
This role is crucial in ensuring the smooth functioning of HVAC plumbing electrical systems elevators and both preventive and reactive maintenance tasks.
Responsibilities
Building Maintenance and Operations:
Oversee the daily operations and upkeep of the sixfloor office building including HVAC plumbing electrical systems elevators and other PPM and reactive maintenance.
Develop and implement preventive maintenance programs to ensure the longevity and reliability of building systems.
Conduct regular inspections of the building to identify and address any maintenance issues.
Vendor and Contractor Management:
Establish and maintain relationships with external contractors and vendors for services such as cleaning maintenance etc.
Coordinate and oversee the work of contractors ensuring that maintenance and repairs are completed on time within budget and to the companys standards.
Negotiate contracts and service agreements to ensure costeffectiveness and quality of service.
Monitor contractor performance and ensure compliance with company standards and policies.
Safety and Compliance:
Ensure compliance with all legal regulations related to building operations safety and accessibility.
Develop and implement safety protocols and emergency response plans.
Conduct regular safety drills and training.
Budget and Cost Management:
Prepare and manage the facilities budget including forecasting and tracking expenses.
Identify costsaving opportunities and implement strategies to optimize operational efficiency.
Approve and process invoices for facilitiesrelated expenses.
Space Management:
Oversee space planning and allocation to ensure optimal use of the buildings areas and resources.
Coordinate office moves renovations and new construction projects.
Maintain accurate records of building layouts and occupancy.
Customer Service:
Serve as the primary point of contact for colleagues regarding facilitiesrelated issues.
Respond promptly to service requests and complaints ensuring satisfactory resolutions.
Foster a positive and collaborative environment among colleagues and the facilities team.
Skills & Qualities
Previous experience in a facilities role
Passionate about customer service facilities and property management
Capable of working independently with creative problemsolving skills as well as being an effective team player
Skilled communicator with experience liaising with stakeholders at all levels
Eager to participate in multiple projects and support the team with larger scale initiatives
Understanding of business needs and the importance of ensuring good value for money
Excellent verbal communication and clear concise writing abilities
Proficient in Microsoft Office packages
