Our client is a leading International Developer Owner and Investor in commercial real estate with extensive experience and a portfolio that speaks to the quality of their projects. As they expand their team they seek a dedicated Facility Manager to help them maintain the high standards that define them.

As a Facility Manager you will be responsible for the maintenance and management of buildings and facilities in logistic parks. Your role is pivotal within the property management team collaborating with the leasing finance and construction departments. You report to the Property Manager and Head of Property Management.

Tasks

  • Maintenance of Buildings and Equipment: This includes managing the operation of buildings and technological equipment organizing maintenance and renovation plans overseeing warranty and outofwarranty repairs and ensuring fire protection work safety and environmental compliance.
  • Refurbishment and Renovation: From design to completion the Facility Manager coordinates refurbishment works ensuring they meet the required standards.
  • Budgeting and Cost Management: They participate in preparing annual operational and maintenance budgets provide cost estimates and work to secure services and products at competitive rates.
  • Tenant Relations: The Facility Manager maintains positive relationships with tenants conducts regular inspections of leased premises and ensures tenants comply with their obligations under service agreements.
  • Operations and Administrative Tasks: This involves communication with suppliers organization and evaluation of tenders for subcontractors managing utility services optimizing building operations and handling insurancerelated matters. Additionally they liaise with local authorities for permitting and fire safety.
  • Technical Issue Resolution: The Facility Manager follows up on resolving technical issues raised by tenants and works with various applications related to daily duties.

Requirements

  • Minimum of 3 years of experience in building and facility management;
  • At least 1 year in a supervisory position;
  • Knowledge of HVAC;
  • Bachelors Degree in Engineering (Mechanical Electrical or Plumbing) or related;
  • Detailoriented with strong communication skills;
  • Native Bulgarian speaker;
  • Fluent in English at least B2 level.
