JOB SUMMARY

As an Investment Property Consultant you will play a pivotal role in helping our clients achieve their wealthbuilding goals through real estate investment. You will be responsible for guiding clients through the entire investment process from creating Wealth Plans to assisting with property selection following up during the escrow process and maintaining postclosing relationships.


  • After 30 days: Youre deep in training learning our processes and making your first sales

  • After 60 days: Youre taking 812 appointments with potential clients per week and those first commission checks are rolling in!

  • 90 days and beyond: Youre crushing it for your clients and getting referrals selling 10 units per month

ESSENTIAL DUTIES AND RESPONSIBILITIES

Meet with Vetted Leads:

    • Conduct video conference meetings via Zoom with vetted leads who have set appointments.

    • Collaborate with clients to create personalized Wealth Plans and present suitable investment properties.

    • Aim to close property sales during the initial client meeting.

    • Track leads using our custom software/CRM (Marketplace) and take ownership of leads throughout the process.

    • Connect clients with relevant team members including lenders and 1031 professionals to facilitate the investment process.

    Property Presentation:

    • Collect client details including available funds and fund types (e.g. retirement accounts cash).

    • Become familiar with available properties to assist clients in property selection.

    • Continuously track leads through our Marketplace CRM.

    Escrow Process FollowUp:

    • Enter property orders into Marketplace once clients choose their desired properties.

    • Serve as the main point of contact for clients throughout the purchase process addressing their questions and concerns.

    • Follow up as needed and facilitate the signing of purchase contracts using DocuSign.

    • Send welcome emails to initiate the escrow process and ensure a smooth transition.

    • Prior to closing proactively reach out to clients to address any remaining questions and document interactions in Marketplace.

    PostClosing Relationship Management:

    • Maintain ongoing communication with clients after the closing to assist with additional property purchases.

    • Solicit referrals and gather feedback on property performance.

    • Continuously engage with clients to identify opportunities for future investments.

    • Conduct annual reviews with clients provide appropriate training as needed and track leads in Marketplace.


    QUALIFICATIONS

    • 4 years of sales experience particularly in highticket consultative selling.

    • Ability to empathize with and understand clients financial goals.

    • Understanding of real estate market and trends

    • Familiarity with CRM systems (our proprietary software is similar to Salesforce)

    • Strong drive to excel in a commissionbased role.

    • Empathetic and not easily intimidated.

    • Evidence of the practice of a high level of confidentiality with the ability to demonstrate ethical and professional conduct

    • Extremely organized and computer literate
