Job Description
Our client, a commercial real estate impact investing fund that believes in transforming communities, seeksa Director of Investments & Development to join their growing team. This hybrid remote role has a geographic focus in the Northeast, specifically in New York City & Philadelphia the ideal candidate has experience in these markets, and is able to travel to those markets on a monthly basis.
The Director of Investments & Developmentis an integral and highly visible role responsible for leading and executing the commercial & mixed-use community-anchored real estate investment strategy of the fund.
The ideal candidate possesses extensive acquisition experience across value-add, opportunistic and distressed real estate investing strategies, with a demonstrated track record of achievement. Substantial experience in building and managing acquisition teams to drive results is highly preferred.
The Director of Investments & Development will be a key member of the companys leadership team. They are responsible for sourcing new opportunities, problem-solving, underwriting, performing due diligence, and bringing deals successfully through the acquisition and/or development continuum.
As the fund grows, they will function as a player-coach , managing, mentoring, and strategically growing their team over time.
A day in the life of the successful Director of Investments & Development includes, but is not limited to:
- Overseeing the full acquisition & development process, including managing due diligence, reviewing third-party reports, and working with internal & external teams to facilitate closings
- Preparing comprehensive market analysis, underwriting, and compelling investment memoranda that provide thoroughly review the risks & risk mitigants, different return metrics (ROI, cash on cash, equity multiple, impact, etc.) for presentation at Investment Committee
- Developing relationships within the brokerage, lender, and CRE developer communities in target markets to facilitate both on/off-market investment & development opportunities
- Creatively sourcing investment & development opportunities through relationship cultivation with non-traditional deal sources like community leaders, public/government officials involved in real estate planning/dispositions, non-profit & community organizations, and NGOs
- Attending selected conferences and industry events as a representative of the fund
- Collaborating with fund leadership to ensure impact/ESG targets are measured and codified as part of pipeline development
- Working with fund leadership to cultivate and manage LP investor relationships to assist with fundraising and portfolio growth
Requirements
The ideal Director of Investments & Development possesses the following skills & experience:
- 10+ years of real estate acquisition and underwriting experience across all product types
- Established relationships within the investment sales brokerage community, ideally in the Northeast
- Proven track-record of executing successful mixed-use, commercial, and/or industrial developments and acquisitions through the full lifecycle including sourcing, due diligence, negotiation, closing, and driving value creation measures with emerging teams
- Exposure to affordable housing is preferred, but not required; significant experience across core asset classes of commercial real estate is required
- Undergraduate degree in real estate, business, finance, economics, or accounting are preferred; advanced degrees are a plus
- Strong quantitative and analytical skills, with the ability to quickly assess deal viability
- Outstanding verbal and written communication skills
- Adept at developing effective working relationships with others in a team-oriented, collaborative, and deadline-driven environment
- A "Team-Player" mentality, with a passion for brainstorming, problem solving, and independent thinking
- Passion for utilizing real estate and investing to drive to impact outcomes for historically disinvested communities
- Travel required
