A career in our Real Estate team will offer you the opportunity to provide a wide range of services to help create value for clients across developers private equity funds REITS government institutions and other segments of the industry focused on the MENA region. These include: strategy market assessments feasibility studies business planning portfolio restructuring and management financial modeling commercial due diligence and operator search & selection. Our team includes a diverse mix of profiles with people with relevant strategy investment and operations experience combined with deep industry expertise.As Senior Manager/Manager within the Real Estate team youll work as part of a team of problem solvers helping to solve complex business issues from strategy to execution. As a client advisor it is expected that the candidate will have excellent communication skills stakeholder management skills presentation skills the ability to conceptualize and translate client needs into tangible solutions and to move easily from big picture thinking to managing relevant detail.Your responsibilities will include but may not be limited to:
Leadership qualities and confidence to manage key clients on a daytoday basis whilst working closely and supported by the wider Real Estate Team
Knowledge of Asset Property and Facility Management is essential ideally at both a consultancy and physical level
To have a clear understanding of what Strategic Asset Property and Facility Management means and to deliver value add advice to clients within this sector
Be confident with the principles of Asset Operational Readiness and give reasoned advice to clients on the transition and mobilization process
Asset Management
To provide advice to clients on setting up an Operational Company (OPCO) within the clients /owners organisation
Advising and debating with the clients on the Functions that should be included in an OPCO to ensure that all operational matters are managed appropriately
Identification of opportunities for commercialisation asset enhancement and place making
Clear understanding of value and the impacts this has to the owner
A knowledge of valuations and balance sheet / asset value principles is an advantage
Awareness of leasing strategies and market practices and values will be beneficial
Consulting advisory experience of asset management for mixed use and commercial assets
Knowledge of the commercial mixed use market In the MENA region
Property Management
Understanding tenants / stakeholders within a commercial asset or mixeduse development
Basic understanding to oversee and manage nontechnical fit out works within an asset
Aware of profit and loss principles for mixed use and single commercial assets
Experience with budgets service charge preparation and budget versus actual reconciliation
Third party FM management and KPI understanding when managing service provider contracts
ESG principles and impacts for mixed use and commercial assets
Understands the principles of a Property Operating Plans can implement operational reviews and risk management as well as identifying commercialisation opportunities linking into Asset Management
Knowledge of Property Management software solutions such as Yardi
Facility Management
Awareness and understanding on how to deliver a Facility Management Strategy
Clear understanding of Input and output specification scope of work
Awareness of bestinclass standards for Facility Management delivery and operations such as SFG20 and BICS
At the operational level being able to create and prepare operational budgets for FM procurement and service charge apportionment for a building development or portfolio
Provide reasoned advice on when an FM provider should be mobilized and how the procurement is delivered
Knowledge of operational design and providing feedback to a client to improve efficiency
Understanding of Facility Management procurement linking into the operational strategy
Experience with CAFM / Yardi / Maximo and other IT platforms is beneficial
Knowing and understanding Facility Management processes and procedures for SOPs and financial budgets and procurements is an advantage
Role Requirements:
815 years of experience in a strategy or consulting firm with experience in Real Estate Asset Management Facilities Management or similar environments
Knowledge of the overall real estate project life cycle from inception to completion (and ideally to operation or preopening)
Minimum Degree Required: Bachelors degree from a toptier university with high scores. Masters degree or an RICS accredited degree is a significant plus
RICS Qualified applicants are preferred though not essential
Strong experience in feasibility studies and mixed use developments
Exceptional analytical commercial and problem solving skills that will allow an understanding of the drivers of a business analyze their data and use this to provide insight and advice to our clients
Technical skills including: financial modeling report structuring and presentation
Middle East or mature market experience across mixed use and commercial asset classes
The ability to manage time prioritize tasks and produce deliverables of high quality
Proven experience of coaching team members
Excellent interpersonal communication and leadership skills
Language Skills: Fluent in English. Arabic is a plus
The ability and willingness to travel within the Middle East
