الوصف الوظيفي

Organize each days routine making sure there is a constant effort in always keeping the community clean and have it looking the best it can look.
Repairs throughout the community and communicate to the manager.
Communicate with the Manager in the morning of each day to make sure there are not any other priorities that need to take preference over your chores for the day. Complete all items promptly that are given to you based on a priority list.

Supervise all vendors that come on site to make sure of what they are doing is to your expectation. When appropriate, gain knowledge from each of these vendors in hopes of not needing them in the future for same project.

Greet owners guests, co-workers, in a courteous manner. Do not take direction from anyone except the manager or a Board member in the managers absence. If anyone asks you to do something, let them know they will need to consult with the Manager and make a request.

List of Daily/Weekly Duties:

-Mow, edge, trim, blow property 1x week in high grow season (Thursdays, preferred).
-Police the grounds as needed, picking up and blowing
-Pick up palm leaves/fronds
-Check all trash rooms, and sweep/hose floors as needed
-Clean out trash room containers as needed after trash collection on Mondays/Thursdays
-Straighten pool and deck furniture each morning, wipe as needed
-Remove any damaged Pool and Beach Furniture for future repairs
-Blow carport, pool shuffleboard, tennis court and parking areas weekly, or as needed
-Check all trash cans daily, (pool, beach, sports courts, docks, etc.) and empty as needed.
-Clean sand off seawall, and foot washes as needed (check daily).
-Remove the sand from under the pool foot washes periodically (inspect weekly).
-Inspect/adjust trash chutes, fire doors, and report repairs to the manager.
-Oil mailbox locks, trash doors, storage doors, equipment doors, and fire boxes locks and hinges, quarterly.
-Perform minor repairs on plumbing, electrical and mechanical equipment, and carpentry, report items requiring major repairs to the manager.
-Clean restrooms 2x a day, Tues/Thursday when janitorial company is not on-site with disinfectant and other cleaning products.
-Clean and sweep stairways, walkway landings, elevator landings, and waiting areas weekly, and more often if required.
-Use floor scrubber 1x month on busy traffic areas of the walkways.
-Perform routine painting on owners lockers, parking bumpers, buildings, shuffleboard courts, and other areas as assigned or needed.
-Clean the library windows Tuesdays/Thursdays when Janitorial staff is not on site.
-Set up for any Board or Committee meetings.
-Set up for any Seascape events or parties.

SPECIAL NOTES:

*STAFF ARE ON CALL 7 DAYS WEEK, 24 HRS A DAY FOR PROPERTY EMERGENCIES.

*NO STAFF SMOKING ON THE PROPERTY AT ANY TIME.
