What you will be doing:

  • Accountable for all aspects of the propertys daily operations ensuring that all physical elements of the property are fully functional and maintained.
  • Engage frequently with residents addressing their needs to develop relationships and drive retention.
  • Develop and manage yearly operating and capital budget plans to maximize net operating income implementing effective cost controls.
  • Lead leasing efforts and marketing strategies to drive occupancy. Conduct market analysis and maintain a competitive edge.
  • Ensure adherence to State and Federal Fair Housing Laws and monitor resident lease obligations.
  • Provide leadership and oversight to property and maintenance staff ensuring compliance with personnel policies and safety regulations.
  • Bid negotiate and manage vendor service contracts overseeing maintenance and ensuring units are marketready.
  • Recruit train and mentor staff on leasing marketing and safety practices.
  • Perform regular property inspections and provide operational reports as required.
  • Ability to work weekends and holidays as needed and willingness to travel for business meetings and training.
  • Build strong relationships with tenants owners vendors and management teams and promote a sense of community.
  • Generate and manage the annual budget efficiently ensuring it aligns with market conditions and the goals of the ownership.
  • Oversee staff recruitment and ensure property maintenance is conducted regularly.
  • Maintain uptodate knowledge of the local market and competitive properties.

Experience you will need:

  • Minimum of 3 years of Community or Assistant Manager experience.
  • Strong financial management skills in budgeting forecasting and cost control.
  • Ability to lead a team in a fastpaced dynamic environment with solid multitasking skills.
  • Proficiency in Microsoft Office (Excel Word Outlook).
  • High school diploma or equivalent required; some college strongly preferred.
  • Valid drivers license and willingness to travel for business.
